Les Marteilles is a beautiful 2-acre estate situated on a Dordogne hillside within walking distance of a pretty village. It comprises a large traditional villa built in 1992 and Le Nichoir, a charming bungalow renovated in 2002/3 with all modern comforts.

Le Nichoir ("the nesting box") offers comfortable accommodation for 2 adults and its own private swimming pool; privacy and relaxation with every modern convenience. It is set in stocked and tended gardens that provide a peaceful and attractive environment with stunning long-distance views.



Le Nichoir offers a fully-equipped, detached, romantic holiday home with all modern facilities and high quality furnishings.

The bungalow comprises a charming bedroom with a new double bed, mattress & linen, wardrobes, dressing chest, mirrors and table lamps. There is room here or in the lounge for a cot for a young child. The double-glazed picture window with blinds and curtains faces east and there is an electric radiator. Ensuite is a new bathroom with shower, washbasin, illuminated vanity unit, WC, large storage chest and shelf, electric radiator and opening window (with fixed insect mesh).

The lounge with beamed & vaulted ceiling is newly decorated in modern style with a three-seater sofa-bed, armchair, dining table and chairs, bookshelves and cupboards. A colour TV, digital satellite box, radio, DVD and CD player are fitted, with a supply of videos, books, DVDs and CDs.

Large French Windows lead from the lounge to a paved & pebble terrace bordered by low walls and enhanced with a pergola and trellis of climbing and flowering plants.

Five steps away is your own gate leading to your own pool. The 8m X 4m x 1.4m swimming pool in the large private garden is south facing and surrounded by mature trees, terraces, lawns, and flowering tubs. The pool is fitted with an ALARM meeting French Government Standard NF P 90-307, July 2004. The long distance views are quite stunning.

Your private swimming pool, own entrance, parking, and separate gardens make for a safe, quiet and satisfying holiday. There are several sun beds, parasols, and garden furniture plus a charcoal barbecue.

Accommodation is all on one level with car parking alongside. The area is, however, rather hilly and possibly not suitable for the infirm.




The all-electric fitted kitchen lies at the end of the lounge, illuminated by a double-glazed door and an opening window, looking south and west over the private gardens. It includes an oven plus double hobs, large fridge/freezer, microwave and washing machine. An insect mesh is fixed to the window.

The south-facing glazed door leads to a superb 2.5m x 4.5m elevated timber decking providing stunning views over the lightly-wooded valley and green hills beyond, a couple of small farms and the nearby village of St. Severin. A lovely place for outdoor meals and evening aperitifs, watching the sun go down. This decking also leads round to your own secluded garden. There is a charcoal barbecue. Some wide steps lead to a large grassy garden stocked with attractive specimen trees and shrubs. 

Car parking is available alongside and off road next to your private gate.

On adjacent land, we have a small wood for short walks and a flat, grassy field for ball games. There is also a large, shared petanque court.
